Market conditions improve as the ratio rises, so segments with above-average sales-to-listings ratios are more likely to see price stability or appreciation.

Among major sales categories, market conditions improved most for single detached homes.

Mid-Priced Sales Jump

Lower and mid-priced activity below $175,000 fuelled most of the increase in activity during the third quarter.

Fewer listings caused market conditions to improve for homes priced between $150,000 and $224,999.

Though listings rose by more than sales in the range from $100,000 to $150,000, market conditions were strongest for this market segment.

Mid-Priced Single Detached Sales Climb

Single detached home sales rose in a number of price ranges, led by lower and mid-priced properties.

Single detached homes priced from $125,000 to $174,999 led the charge.

As a result, the market share for single detached homes in this range rose to nearly 1 in every 3 sales.

First-time buyers helped fuel the rise in demand for lower-priced townhouse/row units.

Apartment unit sales also benefited from first-time buyer turnout, with higher sales focused among units priced below $75,000.

Aspic for Pâté

3 cups beef or chicken stock
2 env. unflavored gelatine
1 tsp. soya sauce
salt & pepper
olives, sliced carrots, etc.
fresh tarragon or parsley

The day after baking the pt, heat the stock in saucepan until it boils. Meanwhile, in a bowl, soften gelatine in 2tbsp. cold water, add gelatine to stock and boil 1 minute stirring. Add soya sauce for colour and salt & pepper to taste. Remove to a bowl and let cool at room temperature.

Pour half the cooled, but still liquid stock over pt and refrigerate for 15 mins. Make decoration with olives, carrots, tarragon or parsleyà design stems cover with remaining stock. Refrigerate for at least 1 day, preferably 2, before serving.

  • Clean and repair windows
  • Touch up chipped paint
  • Repair cracked plaster
  • Repair leaking taps and toilets
